Getting your home ready before you arrive, welcoming guests, finding a trusted provider, handling a one-off matter on the ground: tell us what you need and we will reply with a quote within 48 hours.
Administrative formalities (tax number, bank, contracts, appointments) are not offered on their own: we handle them as part of a wider assignment, such as a property project or a move.
Property project (advice only, no negotiation)

Travel and accommodation costs
Every on-site intervention starts from Lyon. The price of a plane or ferry ticket varies a lot with the destination and the season, so we charge it at cost, with no mark-up, and it appears in the quote before you order.

Frequently asked questions
Are you an Airbnb concierge service?
No. We do not manage holiday rentals: no guest check-ins, no cleaning between stays, no listings. Presenza Europe is a premium service for private clients at a distance: property projects, inspection visits, presence for tradespeople, interpreting and other concierge services on request. For rental managers, we offer one-off quality checks (see our business offer).
How are travel costs calculated?
Transport is charged at cost and quoted in advance; accommodation is a flat rate (€180 incl. VAT per night), with a minimum of €240 incl. VAT per trip. You know the exact amount before you order.
Are you an estate agent?
No. We are independent advisers: we sell no property, do not negotiate and take no commission. You are free to choose who you work with.
How does payment work?
By card or bank transfer, one phase at a time. You have a 14-day cooling-off period, unless you expressly ask for the service to start sooner.
Which languages do you work in?
French, English, Spanish and Italian. In Greece, we work in English and conversational Greek.
